BUILDING 9: SPECIFICATIONS

LOCATION: Springfield, MO, Northeast location inside city limits on US Highway 65 (four lanes) and Kearney Street.  One mile south of Interstate 44.
CONSTRUCTION:

Natural stone ceiling and pillars, concrete block walls, concrete floors.

CEILING HEIGHT: 30’+ Clear Height.
FIRE PROTECTION: ESFR automatic sprinkler system throughout the warehouse, smoke detectors, central station alarm system.
TRUCK DOORS:

Five truck docks with hydraulic dock plates, trailer restraints, dock lights, and overhead doors with ramp access to the building.

ENVIRONMENT: Building temperature is approximately 68°F and the relative humidity is maintained at approximately 50%. 
PARKING: Approximately 20 parking spaces.
MAINTENANCE: Common area maintenance is included in lease rate.
